It may not show up on your credit report, but when you do the loan app for the residential loan, you will need to disclose it.The loan on the apartment is not going to be a 3% 30 year fixed loan like you might get on a residence.

Some ideas come to mind:-Setting up a LLC-Get a website up and running -Create a comprehensive business plan with 1, 5 and 10 year objectives-Get a cell phone (current employer provides my cell phone)-Talk to a CPA (girlfriend's dad owns his own accounting firm)-Start marketing to potentially motivated sellers-Talk to landlords to get a gauge on my future competition-Reach out to RE agents Wow, that turned out to be a bit longer than I anticipated.

Making it more of a challenge doesn't help me to get people in, it may refer many good potential tenants to the neighbor's place who gives them a paper app that they are comfy with.

I have had a couple out of state clients call me to check over or do work in properties of theirs in bad areas that were boarded up and I had to pull down plywood etc to gain access, with these I always made sure I had letter from them stating they were the owner and full contact info ( cell, office etc ) so if the cops came they could contact them vs hauling me to jail.
