Religious artifacts have been removed and the former owner institution allows it to be re-purposed obviously.I know some people transform fire stations or libraries or churches into their own home but they are usually driven by passion more than financial wisdom (no offense).

Ongoing expenses are higher (easily 50%) due to only having 1 tenant per building, vacancies are more expensive again due to having only 1 tenant (100% loss) per property and the market price for SFHs is driven primarily by home buyers not investors (although even duplexes can fall into this trap).Bottom line is that finding a duplex with high cash flow is a far better investment than a SFH unless your primary goal is speculating on appreciation which right now is very high risky.

Nothing more.The listed price of a property is also of little value as it is driven in many cases by the needs of a seller or their realtor as opposed to actual market values.
