County Accessed Property Value Vs Listing price

Hi there,

Please, can someone explain the difference between the accessed value of a property that is noted on a county accessors website AND the listing price of the property?? 

Because I am trying to invest in Lubbock, Texas, and there seems to be a great difference in price between the both.

The assessed value for tax purposes is not reliable and often completely useless in regards to the actual value of any given property. There are so many variables not taken into consideration aside from   location and square footage that its is only of use to the county for setting a bench mark to collect taxes. Nothing more.

The listed price of a property is also of little value as it is driven in many cases by the needs of a seller or their realtor as opposed to actual market values. Accurate real sales comps are the best measurement.

Even so you still only offer what works for you as a investor and ignore list price.
