I do personally think that when vacationers stop traveling as much like in the times we're having now with Covid and other market downturns then it's beneficial to be either on the beach, have an ocean view, or be located very close to it.

Looking here specifically for personal use as well- we're a short driving distance (close enough to do last minute trips, but not manage the flips) love the beach, love Savannah, usually travel a lot and due to covid & a new baby we're thinking an investment is a better use of that vacation budget.

The owner is selling it for a reason...what can you do with it that he/she did not.And, I think you're smart for looking beyond the first year cash flow; the most successful investors I know are interested in performance improvement year-over-year and are confident in their skills to "create" a winner.Hope this helps...what little you shared didn't scare me in the least.

The truth is, at a certain point, if you feel that real estate is a strategy that can impact your life positively, you'll have to jump in without being 100% confident.I will say, there will be some factors that can at least help you feel more comfortable and confident in taking the leap:-Soak up as much information and education as much as you can.
