@Paul De LucaI have on my list Buy, Rehab, Refinance, Repeat by David Greene but I agree with you that some of the content around real estate investing books is fairly repetitive and that's why I haven't rush to read it. 

I remember growing up and visiting my grandpa and him one day reading the lyrics on my Green Day CD insert.

Ask them for a 50 pound bag of green split peas. 

I asked him about the course and they sold it to me for more than what I could’ve found it somewhere else, but I was so green I didn’t know.

Heat pumps are great - make sure you educate potential tenants on how frickin' awesome it is to have the most efficient, green, zone specific heating and cooling option available!

Hey @John Dean, were the permits green tagged for rough-in?

At the 10 year mark I'd be more than just "in the green" but anything less than 5 I doubt I'd get the amount LTV to cover the balloon. 

@Jay Green what city is the home in?

I have listened to the section on mortgages in both the BRRRR book and the Long-Distance REI books by David Greene for questions but he doesn't go into this finite difference.  

I also heard from David Greene on the BP podcast #414 that one of the biggest issues facing investors these days is a lack of properties.
