I am looking into longterm vs short term rental options as well as financing options.

I’m about 4 years from retirement and regretting not venturing into this world sooner.I’m currently going back and forth on whether to focus on short term rentals in Florida (Destin, PCB) or long-term single family homes in the Birmingham, Al area.

There was so much appreciation during the pandemic that it will take years to settle back in line with long term trends.

This is one we just got entitled for 35 door and its in an opportunity zone so it has some great long term tax benefits. new 35 door townhome community possible BTR 

After speaking to a financial advisor at Sparkasse, it appears that you are locked into the terms of the mortgage and cannot sell without penalty.

I am interested in owning long term rentals.

Downstairs tenant just moved in and is signed on a one year lease and has extended family in 3 or 4 of the surrounding houses so I believe they would also be a longer term tenant.

So a CRE crash will indirectly hit the economy hard, I still believe SFR is a quality, long-term scarcity hard asset worth investing in.

Considering this seems to be an costly effort, I did not pursue this deal.

We purchased the property in 2020 as a primary residence and then turned it into a long-term rental in 2022.
