For those of you that have been able to obtain a loan for your LLC, have you found that banks are looking more for cashflow or AUM?

I am in the process of obtaining a permit for residential/farm crossing and am waiting to hear back from them.

It's not only based on the different filters as you mentioned @Chris Forza, but also the type (and amount) of coverage you prefer to carry on the property.My best suggestion would be to reach out to an independent insurance broker who specializes in working with investors to learn what type of coverage you want on your portfolio and to obtain quotes from there.Best of luck!

He has offered to be escrow so we can go under contract on the weekend.He has provided provided contact to obtain free preliminary title checks on properties we were bidding on at auction.note I did not place cost on the list.  

he's supposed to put at LEAST 100amp panel and fix all the issues. seems like he did the bare minimum to get paid. we manage and update a T O N of houses west of telegraph and we never have "floating neutral" issues.get a new electrician and make the tenant happy. you "not being present" has nothing to do with the issues around the house. you do not need to be present in order to make sure it's done right.

This home was occupied with a tenant already i haven’t t touched anything but maintain the yard. i have a property manager on it now but it not worth it because i am doing all the work.
