The city inspection sites additional work in order for the sale to occur, ie...electrical work (no ground wires in the living room, bad GFI in kitchen, non code single strand wires to electric panel-this requires a permit, non code wire splice to ceiling in basement, outlet to code in basement laundry); install gas line to code; fix broken basement storm window.

My question is can I cut the lower panel or door on the front of the furnace where the intake fan is weld a great in and place for a filter then cut a hole in the closet door for air from my condo to supply intake of furnace thereby eliminating the void that currently draws all the smoke in.

I would not change it to a 20amp breaker but maybe try a 15 amp breaker that is correct for your panel not hard to do but is electrical so if your not comfortable don't try it as the panel has 100 or 200 amps coming into it.Reason you don't want to go to a 20 amp is because of wiring if it is not correct gauge wiring you can over heat the wiring before breaker trips causing a fire hazard.

I have some experience at this.what we did when we were buying SFR rentals was:1. new pex piping 2. new roof3. new HVAC mechanicals4. new waste line to the street. ( number one call we would get was backed up plumbing from root intrusion)5. upgrade electrical panel and wiring as needed.So we would look for homes were we could do these things the first month or so of owning them then put them into service.

Some roof leaks, electric pole issues, deck needs to be removed aND rebuilt, an additional steel beam to be placed in the basement crawl for additional support and the electrical panel needing to be grounded...among other issues that are minor to me.
