My recommendation would be to assess the entire neighborhood where the properties you're interested in are located, rather than focusing solely on individual homes.

@Collin H. are you seeing your better units (location, amenities, decor, etc) outperform their numbers YoY and the opposite true to average and below average units?

there are tools like STR insights, bnbcalc and airdna that can help identify a good market but ultimately a lot of your success will come down to location and how well the property is managed.
