Honestly, many of them were new and the ones that were seasoned didn't seem to be able to give it to me straight when I told them I was a new wholesaler (BRAND new) and was looking for buyers.

Are you suggesting I season the property for 6-12 months and just do a cash out refi?

Through our first 2 prime rental seasons we have been able to earn enough income to cover PITI plus all cost associated with weekend/week rentals.

I would really love to get a condo at the beach that I can rent out during the summer months and have my family spend some time there during the off season.

I would love to hear what some seasoned investors have to say about this scenario.

I actually prefer rate and term refis over cash outs due to the lack of seasoning requirements, unless you're buying at a significant discount.

Any info from people who have been in my position or have useful advice is welcome.Just a young guy looking for direction/advice from seasoned veterans who have "been there and done that" plus some.

If the deal IS a good one, i'm SURE there's a seasoned investor in your area on these forums that would love to partner with you to make it happen. 

My questions are 1) what would you (other seasoned investors) bid in this situation, and 2) is there anything in particular about a VA offer that will get you noticed above another offer, or is it typically just the highest bidder that wins?
