@ Jacob - will yes you want to be as selective as you can especially if you are going to be living with them.There are services for that - not that expensive and you can roll the fee into the application.One thing with student housing you can also get their parents to co-sign the lease - added protection for you.

The problem here is that the prospectors of bygone days looking for gold were prepared with their maps, tool, labor, knowledge of mining .................. but today your real estate gold prospectors are not prepared, do not understand making offers, misunderstands assignments and ethical behavior, creative contracts, negotiations, hybrid offers, skinny contracts, Control & Roll and all it takes to get to settlement.
