As to the "full value to the seller" that is more applicable to short sales, in which case you DO need to disclose in your purchase contract that you are an investor and you retain the right to sell the property for a profit.

I wouldn't say the calls are to change a light bulb but somewhat more pressing like “I can see light thru an interior door at the top” or a hear a faint scratch in the wall by the attic, doorbell sticks, garage door is erratic.

@Chad Conrad Thank You I Forgot to mention that the interior of the house was completely redesign, only about 10 LF of wall was left and about 60% of the exterior walls were left.

@Sharad M. quote to replace the surround is $375 but that includes repairing wall behind current surround that appears to be wet.still trying to determine why tub need to be replaced, we have a leak from the bathroom which has damaged hall below leading to first floor.apparently finish did not hold up from lasts years fix... waiting to hear from handyman on replacing tub. just trying to get options in place I have another property that will most likely need a bathtub and surround make over and liner insulation companies guard their price structure like top secret information.
