Generally not a good idea, rents could appreciate significantly in that period of time, and most responsible tenants aren't going to want to lock in for that long either and as others have said realistically they can leave whenever they want.

The trailers and tenants have also been a bit of an issue - the seller has now put 8k in escrow that says they are responsible for the removal of the trailers by the end of the 90 days (60 days of which we will be the owners as we close early next month) or we get the money.

If you're financing, then the COA fee and the mortgage will wipe out a lot of your cash flow.The upside is that the association is responsible for the exterior of the building.
