The quote that I've received from the company that I requested seems a little higher.

The sellers are requesting what I consider an unusually short due diligence period to evaluate the business side -- only 20 days.  

Lenders have criteria in place to help them decode if the property that the borrower is requesting funds on is a good risk to the lender.

The circuit court judge in Tennessee granted the request and the Developer promptly filed bankruptcy and the property returned to the bank holding its mortgage.

You may not know how to handle: tenant relations, maintenance requests, contractors, turnover, lease admin, property managers, "professional" tenants, neighbors, capital expenditures, municipal codes, federal laws, evictions, lawyers, budgets, taxes, etc. and how each one can affect the profits (or eliminate them.)

If you discover the repairs and removal are excessive you can communicate your concerns to the seller in the form of a new offer at a lower price OR request that they remove the tank prior to closing.
