I like the 5% conventional over fha because you can drop pmi once you have 20% equity without refinancing and the appraisal inspection requirements on condition are less strict.

If you open up the schedule and another guest books, then I agree with @Chris Seveney that a credit (assuming the new booking is at a discounted nightly rate) would be more than generous and also lets her know that you are a reasonable host if she does decide to book again in the future.It just feels odd that she would be contacting you the day of check-in to cancel due to the weather, when she could have communicated this days ago.

After 4 months they give you the opportunity to open a secured credit cardAnother is called "Kikoff": These guys will report a $500 Limit Credit Line for less than 5 bucks a month.These modern services are a great place to start, they will never report late payments, won't get you into debt and build your credit score every bit as much as credit cards.After you 3 - 5 of these open for 90 days THEN apply for credit cards, you will get much better approvals, higher limits, lower rates, more rewards etc...Mortgage lenders will also be looking at how long those accounts have been open.

That may make sense when rates are at 2.5% but it doesn't make sense at 7%.
