I am in the process of creating a website targeted to pre-foreclosures and short sales, and I would appreciate any input and shares on websites that attract good leads for this specific niche.I do have an idea of how I would like my website to look and feel, and plan to give a lot of free info, but not all of course, about avoiding foreclosure, to capture leads.Please share any good sites and input, I very much appreciate your help!

I think the Georgian Real Estate Market is very attractive, with a lot of opportunities due to the growing economy.

There are plenty of ways to make your offer more attractive to a seller. 

We also currently we own 5 other rental properties in Atlanta, which are being managed by my father, so having another rental property is attractive.

They have a procedure to make them come in front of them and prove they have just cause and a legal claim to charge you and must produce a contract that states they will do a specified service for a specified price and any change order must be accompanied with a change order signed by you.

The price is an attractive one and so I can see the reason for their refusal.I spoke to my broker and he was accommodating to the idea of him being my agent and so it looks like I should be picking up the commission.  

With the investor, you might want to use some of the tools here on BP to lay out a professionally developed plan and show them that they could earn an attractive return if they were willing to carry the property.
