@Erwin Miciano   Erwin -  Hours were a little more stable -  government  civilian job , so no more getting uo at 6 to do PT :)  and at 5:01 was practically a ghost town  so as others have said above -   a good way to transition  as they like vets.

I also made a goal of analysing 1 to 5 properties every day (even if I don't plan on actually buying any) as practice (unless I find a truly amazing deal).I've learned more about accounting in the last 2 weeks than I did in my entire Bcomm lol

If it's a remote single entity LLC guaranty then practically worthless.I have seen in the past where a client had a tenant with a personal guarantee.
