The big ticket items like electrical, roof, plumbing and HVAC are items that I either budget for an hope to be pleasantly surprised if it is not needed (but the funds are there in case it is) or I have people that I have used before look at that specifically; i.e. call my roofing guy, my HVAC guy, etc.

I’ve politely deflected over the course of each conversation that perhaps if each one isn’t happy then they should find other housing, and also let them know that going rent for the area is more than $300 more per month to which each has claimed to be shocked by.
