In the pics below the yellow highlighted walls are the ones that are considered newer and what I believe are not part of the original build.My thoughts are that maybe there was a master bedroom at some point or a bigger bathroom.

As a plan B my client decide to incorporate a master suite wing towards the rear of the site which is attached to the house but is thinking about airbnb out the suite. 

(id be the bank, they offer a suitable down payment, and we agree on price and terms i assume.. id like to master this and make as an  option ive never considered before....may i ask...Q. is this a special contract you have available i can see that offers lease to own as one?
