@Will BarnardBesides going to Lowes/Home Depot/other suppliers and reading The Book On Estimating Rehab Costs by J Scott, how else would someone learn rehab numbers (specifically labor costs) without burning bridges with realtors and contractors and without specifically taking a job as a residential estimator?

It’s worthwhile to call the suppliers and ask for history on the property you’re interested in until you can get a good assumption on your own.

We receive 5-10 calls per day and numerous emails.

The trickle down effect every house we build touch's at least 20 families not to mention all the suppliers of all the things we need to buy to accomplish these tasks.

There were numerous avenues for graft, corruption, and misdeeds in this government goat rope, and you can bet it happened!
