If it is a decent path to get back there I would consider renting it out to travelling nurses, doctors, business people etc.

She was refusing to pay rent and threatening to sue us for increased medical conditions due to a plumbing leak she claimed was in the slab. 

People become motivated to sell at a great price when there are other pressures, such as divorce, probate or inherited house, medical problems, a partner in jail, relocation, loss of a job.    

Be apart of RE groups/run one, become a thought leader (blogs, youtube channel, podcast of your own or go on others, linked in, facebook, etc), Join non-profits and become a leader, get in with a group of successful professionals (Doctors, Lawyers, Dentists, Athletes, etc) and add value to their profession, team up with other syndication companies and talk about what you are doing with everyone that you know.

If cats are going outside of the litter box it is usually using cheap litter, not enough litter boxes per cat, medical issue that needs a vet,etc.

It may be that she is just severely mentally ill and skipping her medication doses and/or therapy sessions.I would just minimize your contact with her and only respond to her for emergency maintenance situations.

Shes older, moved out of state, and has some medical issues.I'm specifically trying to figure out if I can legally just cancel all the reservations and start fresh.
