Since I posted, the realtor just got me the March 16-Feb 17 income/expense report (last 12 months as of end of February) and it looks to match what he posted in the prospectus.  

We save about 5000-5300 per month, and we're looking to purchase our first property March of 2018.

Wells Fargo sends out an appraiser in March (this was right after a big snow storm, this point is helpful later) and he indicates in his report that the appraisal and closing of the loan is conditional upon certain repairs be completed before the closing.

My husband and I right now live in an apartment complex but our lease is not up until March 2018.

May rent is not paid, the lease was expired at the end of March, and I'm ready to change the locks and get it ready for the next tenant.

Sorry it sounds like you have the wrong rental co.Since March I've rented 2 units with not to much problem.
