I do require money down so they have "skin in the game".

The three closest rental properties are LISTED at GRMs of 9.2, 8, and 5.4 (all fourplexes).It's tough being in this game without having your license.

It's really no different than refinishing existing flooring or repainting, replacing a broken window, or buying a new washing machine when the existing one dies.Now if you were to do something like upgrade to hardwood floors from carpet, that might be a different story.

First you want to have an end game.

(I'm in a medical profession with plenty of school loans to pay back) I'm going to try this game out and see how far it gets me.
