I am looking at what they were listed for but it seems to be open ended and not very reliable when trying to figure out what I can offer. 

Make sure management has a good track record and the deal they are talking about makes sense.

My first place to go would be check how long units similar to the one you're looking for are listed for lease.

I would recommend finding a market you're interested in and definitely finding a mentor—someone you can call on and talk to when you have questions.Along with doing those things, try to absorb as much information from the BiggerPockets podcast.

Are their listings detailed with good-quality photos?

I also keep a running list of available properties that qualify as STR properties for buyers.
