Might be higher entry prices than you are looking for if you are intent on full rehab properties, so not so good for flips, but definitely better rents if buying and holding when compared to other areas there. 

He has no intentions of actually selling unless someone with no idea what they're doing comes along and overpays for his property, just like you mentioned in the above comment. 

What is critical is that in order to be eligible for 1031 you must have had the intent to hold it for productive use.  

I just don't see why you would intentionally pay yourself less because you feel bad.

I stand to be corrected but, it's important to note that residential FHA as well as VA loans require the borrower simply show intent to live in the property initially, after which they may be able finance a new primary residence, keeping the first as a rental, along with its original financing.

I believe the issue with working out loans from a SDIRA has to do with the spirit and intent of your note activity.
