Why would you refi out of a 3% rate to a 7% to hold it?

I am making this post to give others an idea into the raw numbers of a few properties and see a breakdown as that would have helped me quite a bit.

You could visit the idea of student housing in university area of Charlotte with a SFH and rent by the room. 

The strategy we will use is buy and hold rental properties out of state.

He told me I was unable to hold 2 homes through a VA loan.
