They are, after all, believe it or not, “patriotic” or not, human beings just like anyone else.They need a place to live, a place to raise their children.

And the property does not seem to have been carefully selected with renters in mind (because here's the thing - who in those neighborhoods can realistically afford $1400/month in rent - a drug dealer or prostitute, that's who, which is why the bulk of the applicants will probably have felon records).

You're investing in a business, your business, while all that is is making a contribution to your business that requires your active participation which isn't investing either but it's not investing, putting money into real estate.Nothing wrong with being a real estate operator or dealer.

It's a relatively slow process, but I'd rather be a human being about it and resolve things amiably with these tenants.

Local dealers will buy and sell gold/silver directly.

Make sure that you carry liability insurance, which covers human injuries on your property.

The business world has always had it's share of shady dealers, but that doesn't mean that all businesses are fraudulent. 

Then once I make some improvements, improve the rentroll, etc, I can refi with a bank at 20-30 year amortization to improve cash flow.It’s like the opposite of the car dealer, where they try to get you to overpay by showing you a low monthly payment, even if the overall deal is bad.  

You may want to talk to some people in the business in your area (i.e. park managers, mobile home dealers, etc) to get some referrals. 

I mostly blame my naiveness in humanity and eagerness to get the project going.. here are many of the items (not all):All 3 HVAC units went out in the first 3 monthsBoth "high end" endless water heaters died within 6 monthsThe 1918  LEAD pipe entering the home burstSome lighting was found to be battery operated instead of electricUnfortunately a rock from DC water entered the piping which resulted in multiple cancelations and major repairsNo insulation between the upper and lower unit resulting in numerous noise complaintsPitch incorrect in back yard which results in floodingPlumbing piping incorrectly sized throughout homeAll gas lines removed and everything replaced with electric to pass city inspection easier (only house on the st without gas)Oh yeah, furnishing a two units that can sleep a total of 16 people is not easy nor cheap (especially with a puppy).
