@Joe Carter to be completely honest, this is a giant mess.

Figure out what service you are offering to them - how you are going to help them, and then have an honest sincere conversation.

Best way for that to not happen is to be honest with your lender, if you are buying a multiunit property it is downright expected that you'd rent the other units, you'd be stupid not to. 

Besides being scrupulously honest, he is also extremely capable, knowledgable, and patient.

Your tenants are not unique to this situation and honestly, I think they would appreciate you looking out for them :) As for the common areas, yes, they should be cleaned more often.

The response I received was auto-pay is part of the "current loan terms" and they could not remove the payment off auto-pay.Now, I honestly don't recall if there is a clause or language in the mortgage/note regarding the payments needing to be on auto-pay, but has anyone else experienced anything like this before dealing with a non-QM lender?

@Mike Jones honestly for the structure I would make sure you have a good local attorney.

I am HONESTLY trying to get into it but I simply cant justify it.
