I did a lot of new construction in Charleston SC and did full gut rehab on 2 small MF>  built about 35 homes.. the prices in charleston are very high compared to say Columbus OH. in the order of magnatude to 2X to 4X per prop.. but its a fabulous city.

I’m not talking about hanging a picture over a hole in the wall but let’s say small chips in paint on the baseboards might seem like a way bigger deal to a buyer in a vacant home than it would be to a buyer in a staged home.Just our thoughts on the matter and would love to hear other agent’s opinions!

Taxes wise I have opened up a high yield savings account and putting money into it in case I do end up owing taxes next year, but what do I need to be saving as far as forms, I don't have the tenants on a lease yet since this is my primary on the mortgage, but I am giving them receipts when they pay rent every month and keeping those saved.
