Yes, the fact that they recently had to adopt new rules for investors (investors can get no more than 5% of any single property per account, frex) and that even with these rules in place you have to act fast to get in on new properties tells me that they have a pretty popular model.

In hindsight, I thought maybe flatten out on growth, but in actuality, the grow in Las Vegas, really took off.

Every now and then you can find a deal, the rental pool is strong, good schools, not a lot of crime, etc and the city is rapidly growing.

From there you wouldn't be as leveraged and could continue growing as you wish from there.A personal loan to secure rental property could work as well- but holds more risk as troubles could arise with flakey tenants or repairs to be done during the hold time.

I’m a Philly resident new-ish to the game, and trying to grow from my 2 rentals (outside of Philly) Any locals on here willing to have a conversation and maybe lend a little advice?

I have heard that a good rule of thumb for a quick land sales flip is to price it for sale at half the rate of comparable land, while making double your money.So, with that being said, I would research demand and land prices for comps on a popular land website like landwatch.com.
