I've actually considered doing that full time while building up my buy and hold portfolio.

Once the full tenant payments kicked in he had significant cash flow with a small investment.  

So at the time that I'm authoring this post I'm still in the assignment contract even though there is not one currently active with the owner of the house.So my question is, at this point could I walk away from this deal and get my full deposit back?

I started off flipping a couple of years ago and have found myself working as an agent full time.

I currently have a full time job but I am willing to work after and on weekends to attain the knowledge that I need.  

The seller could have chosen anyone for this but yet she have chosen me and i do not want to let her down.........Please give your full an honest opinion i would really appreciate the help because i do not know what to do, there may be another solution i could take that you may know that i do not.

Also if i am able to do that, what if eventually the tenant wants to exercise their option to buy, will they pay me in full and then i pay the person i leased from??

I have a full time job that I love as a product design engineer. 

*HOWEVER*, I believe that as an individual investor, you should be sensitive and humane in how you deal with your tenants.
