I was hoping to get some fresh ideas by seeing what others do.So, the facility appears to work as designed and it is just not the right facility for what I need.

One thing to think about is the comps in the area....if they are all beat-up foreclosures then the value of your freshly rehabbed property won't compare well.

I use my DSLR (not cell phone), take photos during golden hour (or on cloudy days), ideally exterior photos will either be late spring, when landscaping is looking great or with fresh snow and on blue sky days.  

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint.

The biggest thing is to make sure the numbers they give you are fresh and consistent.
