You may command a premium rent or sale for the green home.Con: its new, untested technology that hasn't had the years of innovation and economies of scale to  drop prices to the point where its a profitable investment.Analysis: You can still command a premium for a green home with a much more profitable investment on rooftop solar panels instead of the solar roof shingles.

As others have mentioned, I wouldn't assume just a flat 8% for ppty mgmt, be sure to CLOSELY look at leasing fees, start up fees, etc.

I would highly suggest seeking legal help for a flat rate fee because if you chance it, your case can be tossed in court for technicalities and you will have to start over.To your success!
