Once you finish the books, start saving for your down payments and closing costs...and put your plan into action. 

@Regina Bailey this is a frustrating scenario but first know that if you are in Cook County, including Chicago, there is no more 30 day notice to vacate.

Hey guys I’m looking for advice on my situationI have a rental property I’ll be finishing renovations on in a month or so I paid for it cash and own it free and clear I’m looking to refinance it but I’m also in the process of rebuilding my credit (part of the reason to refinance is to pay off some debts)how can I refinance this house with bad credit I’ve been doing some research and non-recourse refinancing at a low LTV sounds like a option but I don’t know any lenders who specialize in these?

Finishing a reno on my current house and when sell I would be looking for a 4 plex in the area to house hack. 

Renovated the whole kitchen, opened up living spaces, finished the basement, exterior upgrades What was the outcome?

When a building has a bad reputation you need to go a little higher on finishes (hence the kitchen) to attract better tenants at turnoverDid you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

As a buyer, you may only want the home until children are out of school or you are finished with a certain phase of your career.

Rough numbers are:ARV: 630-650K (thats considering current comps within 1/2mi)Repairs: 50-65K for decent finishes, I think.
