Start the eviction process (which usually starts with the serving of a pay or quit notice), but have the notice expire on the 18th or 19th if possible (Note that if it is a CARES Act covered property, it will still require a 30-day notice anyway, so the sooner the better).

As the leases expire or you give enough notice to MTM tenants I would try 1, or t2 max at a time unless you’re financially comfortable with no rent while paying for renovations, advertising, commissions, utilities, taxes and such, just in case you are wrong about market rent, the tenants other options, or the cost of turnover after a tennant has been there 5 years.
