At this stage of investing you really won't get any additional liability protection from the LLC.

You can be pushing friendships too far when you are holding your hand out, so even if it is offered, consider it a friendly offer more than a business relationship, I suggest making them offer at least three times before really considering them in a business dealing.....you can set the stage for the offers to be made, but don't just ask and never beg!!!

I understand wholesalers/flippers find many deals through direct mailing and other more intensive searches, but would appreciate a nudge on where my time would be best spent looking for my first property.I would also like to note that I have my financing already configured and am fortunate enough to not necessarily need to worry about it at this stage, most of my concerns come from what is listed above.Thank you for reading!

I might market casually to a couple places at this stage but then market more aggressively when it's ready.

Now a lot of this has simply been due to projects finally coming out of the planning stages and breaking grounds finally occurring.

I am highly aware of the investment possibilities in my area as well as the competition in the market; but I am in the crawling stages of my investment and very eager and open minded for any advice to start on a more positive note and work for a successful career in the real estate industry.

Also, if someone could point me towards a resource for getting a Section 8 contract for the entire building, I'd appreciate the early-stage guidance.Best,Stephanie

If it were simply science, then it probably wouldn't matter who sold a house, or what they did to prepare a house for sale or how they staged it, as the pricing would remain the same.

I would like a loan that adjust the principal every month and loaned me the difference between my current equity and the loan principal in excess of the 80% LTV.You can do this on HELOC loans.  

It may be excessive, but better safe than sorry.
