But like I will always say with these things If you can stroke a check go for it .. if you have to borrow the money to go.. think twice.. 200 buying units go to an event 10 folks will do something with what they learn.. and they WILL learn how to find fix and flip a home.. there is no doubt.

I can honestly say without a doubt that I LOVE it and I'm not stopping.

I like the idea of using the word "purchase,"though; because it sort of removes any doubt in the buyer's mind what they are doing. 

I don't think attempting to bill the tenant for the service is a good idea and doubt it would stand up in court.

I've become addicted to knowing more about investing and how I can make my life, and my families lives, comfortable and living a free life.I am extremely interested in creative investing (subject to, lease option, owner financing etc..) and have almost closed on two very profitable deals - which unfortunately fell through due to my inexperience (not addressing certain things immediately) and the sellers family talking them out of it (bummer).I am highly motivated and within the last two months I've built a website that is already ranking on page one of google, connected with other 100+ real estate agents, met a few other investors (some nice - some not), spoken to at least 30 FSBO practicing what to say and how, learned the process of flipping, wholesaling, creative investing and continuing to do so every single day.My main goal is to get my first deal under my belt so I can get out from my student loan debt and to prove to those doubting me that this is my true calling and it does in fact work.

Since she's so early in her lease, I think benefit of the doubt needs to be exercised.  

No doubt it largely depends on how good your relationship is with your Lender, but is the USUAL wait 6 months?

The dilemma you find yourself in is frustrating no doubt.
