I disagree with @Richard F. on the premise that applications must be processed on a first in basis.

If you or the property don’t qualify for a loan ( or your husband stays from on not wanting more debt—I very much would disagree with him—), I would sell the condo, you’ll be on the hook for capital gains tax unless you find some way to 1031 exchange ( may need to add another purchase?.) 

. - I don't disagree with you - I don't personally recommend anyone become a private lender but plenty come to me seeking support because they've chosen that as their entry point into real estate WHILE managing their day job.

All I am saying, I disagree with anyone that says "if you are going to do REI, going to college is a waste of time".
