Trying to plan your reinvestment so you have the same equity is a difficult and unnecessary thing to do. 

This is pretty big news in Florida because we have never had what they consider High Balance loans in Florida that are able to go through the easier process of a conventional underwrite.

I'm not discouraging you, but being an experienced marketour in many lead types this is the most difficult for a new person to close deals. 

What was the most difficult part?

Due to peaks in the roof, square footage is difficult to measure, but I believe it to be over 100 sq ft at areas with the ceiling over 7 feet.It is currently unconditioned space, so I was thinking of adding baseboard heaters.

We take any extra cash flow and move it to savings, so the checking account never has a super large balance.

This is outta state rental, so I know resources is kinda limited and is it wise to buy a property that need rehab or just buy the one that ready to move in. out of state investing very difficult as I have done both and am no down to only 2 units in Florida - at one time we had 8.

Include a provision about paying taxes, insurance, repairs, etc. to become part of the balance.
