You can add an authorization to run credit and criminal and if they sign it you are free to run them.

The "put back" was to include mostly new plumbing and electrical, which were assumed to be junk based on burst pipes + mold/water damage (and to be conservative because the house was winterized), solid wood kitchen cabs, granite kitchen counters and bath vanities, stainless appliances, tiled baths, hardwoods throughout, 28 replacement windows, interior (obviously) and exterior painting, 100 feet of fencing in the backyard, and a few thousand dollars for landscaping considering the yard consisted of dead grass and stumps.

Bottom line though your right Caveat Emptar.there was another fellow from SL that I funded early on in 2004 ish I know I flew my plane over to visit with him and I just bought it.. so I know it was that year maybe 05.. and he really laid the wood to the investors I did about 3 deals with him figured out what he was doing and fired him.. he ended up in hot water but I don't think Criminal like Duecher. the other industry that is prevalent there is the door to door security business LOL.. they love hiring the local kids there to knock doors they take them all over the country to work different markets kind of like storm chasers.

I also had more than one occasion where a nefarious person new of a closing and new when our title co. recorded ( they get time slots) and ran in an hour before and recorded a Trust Deed. so when I got my title policy I was in 2nd instead of first.. one call to Title and they had to make it right and then sue this person and or file a criminal complaint.

Has anyone used this service.I have not used this one so I tired it and I am a bit perplexed at the results.Credit score = 651...OK not good, not bad, nothing to scare me away.No criminal history no bankruptcies.No 30, 60, 90 days late.No eviction records.BUT six collections all within last two years.

Thank you all for your responses.We hired the property manager because the screening of application, agreement etc was becoming a little tedious for us to manage as we both work full-time and have toddler age twins :-) & the property manager was charging only 4% Here is another thing I heard from our property manager: in her applicant screening process she only verifies their rental history and criminal background check and doesn't do any credit score check.Also the applicants who got qualified are coming from overseas (African continent) so am not sure how my PM verified their rental history, criminal background check and their 3x income ..
