When you get a surgery done, do you ask the surgeon what his hourly rate is?

You know how you say a house has good bones but needs cosmetic work?

If you are doing cosmetic gut job I agree with the other said on their ranges. 

Often times I feel like older multi-units have all the cosmetic stuff, but successive owners just kick the can down the road with regards to things like the knob and tube and brick foundation, etc.

The last one was in the hospital having surgery. 

Brand new bathrooms Paint all rooms (2-tone)Frame a new laundry room in lower level New light fixturesMostly cosmetic work.

.- 2000 sq ft townhouse in Marina Del Rey (upscale CA beach neighborhood)- Good condition, but cosmetically everything is older- Need to upgrade a powder and guest bath where everything stays in the same spot but is replaced- Upgrade master bath, same things as above AND add a clawfoot tub where there is a closet now - 3 feet from nearest water connection (don't have to move walls).

Needed a lot of TLC cosmetically, and did the work ourselves.

Here's the numbers:4bd, 2ba, 1200sqft private yard1700sqft, built 1991$48k PP$24k rehab, including basically all interior cosmetics + exterior + yard improvementsSeeing comps in the park around $150k for similarly aged homes.

The place didn't need more than cosmetics and ne carpet, but we didn't make as much either.
