In the mean time, I wanted to see if any investors were looking for a third party to walk through their rehabs to verify that all work had been done as agreed upon.

After listening to a lot of the BP and other podcasts about short term rentals over the last year, I’ve noticed avoiding/shutting down parties seems to be a common pain point for hosts in metro areas. 

They can add an addendum that at each full moon the landlord must put on a pink tutu and dance in the front yard of the rental for 15 minutes (actually there are times I've wanted to add such to the leases of some of the tenants I've had) but if both parties don't sign this indicating they agree to it it means nothing legally.

If you raise money for your down-payment then you functionally have a 2nd mortgage to pay back to a private party. 

Or maybe they just pay a monthly subscription fee for a 3rd party service provider who helps them source investment leads that meet their criteria."

The rental income CF portion, that part is the work.  

If it is an $8.00 increase, the tenant is paying for it.As for lawsuits, I guess you can get sued or anything, but if I am bring them a lawnmower new in box from Home Depot, and they misuse it, I don't know what the liability is on my part.  I

Wanted to post an update on my project and what I ended up doing...Even though this is an owner-occupied two-family house because I want to rent out the unit to a third-party I can't do any of the work, I think the town views it in the lens of a commercial endeavor(same as a 5+ apartment).
