They can add an addendum that at each full moon the landlord must put on a pink tutu and dance in the front yard of the rental for 15 minutes (actually there are times I've wanted to add such to the leases of some of the tenants I've had) but if both parties don't sign this indicating they agree to it it means nothing legally.

If it is an $8.00 increase, the tenant is paying for it.As for lawsuits, I guess you can get sued or anything, but if I am bring them a lawnmower new in box from Home Depot, and they misuse it, I don't know what the liability is on my part.  I

Wanted to post an update on my project and what I ended up doing...Even though this is an owner-occupied two-family house because I want to rent out the unit to a third-party I can't do any of the work, I think the town views it in the lens of a commercial endeavor(same as a 5+ apartment).
