@Jason Sinclair Seems excessive but also not certain what brand the windows you are looking at, the warranty, construction, tempered / non tempered, double hung vs single hung....  

Metal shades instead of glass on lights?

Hey @David SienemaYou will almost definitely want the property vacant at close or shortly after.The exception would be if the reno was incredibly light and the tenants were incredibly cool and flexible.

Lately I've just been removing them UNLESS it happens to be an older house where a particular room has no actual light switch on the wall and the only way to turn on a light is through the pull cord on the fan.

I obtained quotes for the work prior to making an offer and adjusted my offer in light of those bids.
