What has been your smallest and biggest rehab total expense in California?

That literally just happened to me last week.Two major problems common to rehab: going over budget and taking too long.You can reduce those with incentives or consequences.

What I have seen is they will be willing to provide incentives and concessions in the form of 'free' upgrades or other benefits.

. $300 isn't going to go very far in the landlord's expenses, but can mean a lot to the vacating tenant.It's also an incentive to remove all the stuff in the home. 

In California we have Prop 13 that gives owners who have had their homes for many years a strong incentive to stay put. 

The biggest problem is the land needs to be able to be connected to utilities so you can't just buy land in the middle of nowhere and stick a house on it, permits are also a concern but that varies a lot by location.

Just curious as if he did, you should be able to go after him and he would have incentive to rectify or lose license.  

I settled on the Tampa metro area due to it being the 2nd biggest city with a young crowd while also not having the most expensive properties like Miami.I'm looking to purchase a multi family to start and then grow from there.

Biggest question, does the profit make sense for you?
