Well a couple things I can respond to...As far as the cash vs. leverage, check this article out that breaks the options down-https://www.biggerpockets.com/renewsblog/2015/04/1...My one thought on that is if you think you may want to leverage, it'll be easier to do it before you retire just so you can show easy income.

the higher the class of property the easier MLS becomes.Just saying there are alternatives you just need a good broker... who likes to work with investors.I referred a BP client to my broker in Charleston SC who then bought a 800k duplex.. that she got approved for air bnb for example and its now making her 5k a month Net after expenses and sometime more..

I've generally pushed rents up about 5% to 7% from last year, but didn't get much increase for a couple years before that. if I do appearance and energy upgrades I get superior rent for the neighborhood.The precise location of your building will impact your ability to increase rent.
