Box is great but will need some minor work and I plan to replace all outlet and face platesGeneral yard clean up and addressing the small things to make it look nice.Some things I may just sub out to save on time if the price and work will be right.My philosophy when doing a project is "if its worth doing, its worth doing right" great grandma taught me that, she was in real estate also.I do have my work cut out but I plan to work after my day job and on the weekends all day.

I'm not opposed to using signs, but I think I'd only use them where it was 100% legal to do so (like in yards of properties I'm flipping, or where the city is 100% okay with it) AND I wouldn't advertise fake deals, ever.

One thing I have found is that if you are marketing the property online you get a different type of applicant than if you take an add out in the paper or put a sign in the yard.

For example, your 'find my iphone' gives you a map but not a house number and range, e.g. within 12 yards of 123 Main.It was also good because of a long battery life especially when close to the base unit which can be easily hidden.I also tried a slim device call inSite but it was ineffective.

Lots of Gen Y / Milennials ( or anybody born after 1980 or so) really don't see the value of the suburban back yard as their parents did.
