I'm considering finding a single family home that would fit our family down the road, and buying it now to use as a rental until we're ready to relocate.

Zoning matters, if it is a condo you must have fourplex zoning to convert it to a fourplex, and it takes months so in practice you would still need to acquire the property to convert it unless the seller was so desperate for a sale and they thought converting it was their best option. 

My wife and I just relocated to DFW, and we’re looking to start investing in real estate.

Hey Guys, I'm practicing doing comps on my own property right now, but I noticed there is only one comparable property (3 bed, 2 bath duplex) near mine.
