👍One month ago, before I started learning about real estate I definitely would have gone ahead to purchase my "baby", but it's not a smart move if I'm to really get things moving in my investing career. :(   but   :) Better to be serious and go for something that provides the type of value that I can retire from.

My tenants had a baby so I sent them a $25 gift card to baby R us when they told me there where pregnant and then bought another $25 of baby stuff when their daughter was born.

Trust me, you don't want to deal with this tenant, I GUARANTEE you that there is some boyfriend/baby daddy/boo boo bear that will be moving in with them, and since that person is not on the application, that in itself is a whole 'nother can of worms.
