How are these types of park found now days?

I’m looking at parks and I came across one that has some potential.

between the Arsenal and Cumming Research Park it seems like a good area for rentals. 

I have a lot of learning to do, but my main interest is multi-family dwellings, commercial spaces in the future, possible vacation rentals and/or trailer parks. 

MBTA access for tenants is pivotal especially given that most of the rentals in those towns do not have parking.

I am sure you have to work a good bit to unearth the value plays, but how hard is it to just buy a 100+ lot park on CW&CS if you are wiling to pay a market rate for the asset and can qualify for the financing that is generally available?

Like more example, has anyone noticed if average church attendance in a given city or number of parks or something else that's usually not factored in correlates with quality of tenants?
