Unless Michigan has some really weird and unconstitutional laws I don't see why you could not by in your own name or have a company that you own take title to a property.

In Michigan a tenant must notify a landlord first of repair issues (typically through a WRITTEN notice) and if the landlord does not respond to these in a timely manner, rent withholding is one option; HOWEVER this money must be placed in an escrow account to prove the tenants "good faith" obligation to pay rent once the repair issues have been addressed.Simply not paying rent without notifying the landlord of the repair issues (if these even exist) is something that deadbeat tenants try all the time.
